While many design firms limit their services to the “front end” of the design process, Parallax is committed to providing the complete sequence of design and documentation services necessary to get a project built. By devoting ourselves to both the design drawings and the construction documents we can apply accumulated experience from our data base to all phases of a project’s development. This enables us to continuously build on past successes and pay special attention to details that are specifically relevant to educational uses.
As a result of our high volume of work with private schools in Los Angeles, Parallax principals and staff have cultivated excellent working relationships with many senior and mid-level agency officials at the Los Angeles Planning Department and the Department of Building and Safety.
Parallax also has extensive experience helping clients complete the Environmental Impact Reports and Conditional Use Permits that are so often a part of planning new development for independent schools. This includes creating analytical drawings and planning exhibits, editing technical reports, presenting planning concepts at public hearings and helping clients build community consensus around their project.
Since the firm’s inception in 1994, we have been clearing permits for education projects both large and small. Through a combination of our building-code knowledge and our win-win negotiating skills, we have built a reputation as high-scoring client advocates in the public approvals process.
Parallax staff oversees the construction of each Parallax project and visits the job site regularly to ensure that the completed project fulfills the design criteria. In addition to making regular job-site visits, we review shop drawings, answer the contractor’s requests for information, and approve contractor billings. In addition to safeguarding the design intent, our close engagement with the physical placement of the project enables us to exploit unforeseen design opportunities as they arise. This way we continue to refine the project’s quality right up until completion.
